Is LOCATR a real estate broker?

No. LOCATR is a technology platform that connects renters and landlords directly. We don't represent either side, don't take commission on rent, and don't replace licensed brokers — we replace the unlicensed, unverified locators charging hidden fees.

How do you prevent fake listings?

Landlords must be physically standing at the property to create a listing — we GPS-fence the publish action. We then run OCR on the property title and cross-check against the landlord's verified ID. Listings that fail are auto-rejected.

What if my landlord cancels after I pay the reservation fee?

Reservation fees are held in Xendit escrow — we never touch the money. If the landlord cancels or fails to sign within the agreed window, funds are returned to you in full, automatically.

Is the lease contract legally binding?

Yes. Contracts are drafted in accordance with Civil Code Articles 1642–1688 and reviewed by Philippine real-estate counsel. Both parties sign with verified identities, and the signed PDF is sealed and stored as evidence.

Can I use LOCATR if I already have tenants?

Yes — that's the "Monitoring Landlord" track. Invite your existing tenants via a private link (free), and unlock rent collection, utility splitting, and a maintenance log for ₱100/month.

How do you protect my ID and personal data?

LOCATR is registered with the National Privacy Commission and compliant with the Data Privacy Act of 2012. IDs are encrypted with AES-256, processed only by automated verification, and deleted once your account is verified. We never sell your data.
